Podere dei Tordi (The Farm of the Songthrush) is a fully restored traditional farmhouse in the hills above Lake Grazie and the historic town of Tolentino. It is a ten minute drive from the town centre and lies midway between the beautiful Adriatic coast and the Sibillini Mountains. The house sits in its own grounds with fine views across rolling farmland with olive and fruit trees providing a natural boundary at the rear. It has been restored with all modern amenities whilst retaining the traditional Marchigiani style. There is a large private swimming pool with sun beds and parasols. The large terrace sheltered by a pergola is ideal for dining alfresco and is equipped with table seating up to 10 people.

Notes on accommodation While the house is suitable for a family stay there are natural hazards accompanying country life and a traditional style of house. Small children will need to be supervised particularly around the pool and upper terrace.
The farmhouse has full central heating ideal for winter breaks. There is no smoking in the accommodation. Hair dryers are available and there are 2 adult mountain bikes available for use by guests.

Outside The house stands in an acre of land including mature olive and fruit trees. Guests will have sole use of the 12m x 5m swimming pool with ample surrounding sun terrace equipped with sun beds and parasols. The property has a large terrace covered by pergola with a table and chairs (can seat ten). This is ideal for dining out and offers uninterrupted views over the valley. There is pizza oven and BBQ. The upper terrace has a table and chairs ideal for breakfast or a quite break. Lago Grazie 5 minutes down the hill is a lively spot in summer offering 3 eating places (Trattoria and pizzerias) and the occasional festa and live music.
Coast/Beach The beaches of Civitanova Marche are within a 30 minute drive and give a wealth of fish restaurants and bars. The coast provides tourist facilities, where you can practise water sports such as sailing, windsurfing, kite surfing, or just relax and enjoy the sun. The beaches are spotless and lead into the calm waters of the Adriatic Sea. The coast has a number of interesting resorts within easy reach from the cliffs and coves of the Conero peninsula in the north to the palm strewn beaches of S. Benedetto del Tronto in the south.
Skiing The Sibillini Mountains are layered with a thick covering of snow in winter. This is an opportunity to do some skiing away from the crowd and with low ski pass prices. The house is situated 30 minutes away from the nearest ski resort at Sassotetto near Sarnano.
Special interest holidays The house lies on the edge of the Sibillini National Park and has opportunities for walking, cycling, and horse riding. Nearby Lago Grazie has fishing. The Strada de vino wine trail is on the doorstop and takes you to the source of the renowned Vernaccia wine of Serrapetrona.
Macerata 10 minutes away boasts an open air Opera Festival each summer mid July to August. Urbs Salvia (Urbisaglia) just a short 5km away has 1st century Roman remains and is an important archaeological site with an amphitheatre. The historical renaissance capital of Urbino is a little over an hour away and Assisi just over the border in Umbria is a 2 hour journey.
Travel The nearest Airport at Ancona is less than an hours drive from the house. Alternative airports are Pescara (1.5 hours), Bologna Forli (2 hours), Rimini (2 hours) and Rome (3 hours). All 5 airports are served by low cost airlines Ryanair and Easyjet and all have car hire services. Civitanova provides access to main rail links should you wish to travel further afield and the port of Ancona has ferries to Greece an Croatia.
Distances Tolentino is 10 minutes by car. Civitanova 30 minutes by car. Sibillini mountains 30 minutes by car. Bologna 2 hours. Rome 3 hours.
Booking notes All rates are priced per week for the property and all facilities. 25% deposit must be paid on confirmation and the balance paid 8 weeks prior to arrival. A security deposit of 250 pounds sterling is required to cover any damage of property/facilities, the deposit is to be paid on confirmation of booking and will be refunded 14 days after end of stay. Short breaks and daily rates are given on request.
